Le pr\u00eat \u00e0 taux z\u00e9ro (PTZ) permet, quant \u00e0 lui, d\u2019aider les primo-acc\u00e9dants \u00e0 acheter leur r\u00e9sidence principale. Ces dispositifs, toujours applicables, ont fait l\u2019objet de quelques modifications. Revue de d\u00e9tails.<\/p>\n<h2>\u00c9co-PTZ : on ne change pas une \u00e9quipe qui gagne\u2026<\/h2>\n<p>Pour rappel, la loi de finances pour 2024 a prorog\u00e9 le dispositif de l\u2019\u00e9co-pr\u00eat \u00e0 taux 0, ou \u00e9co-PTZ, jusqu\u2019au 31 d\u00e9cembre 2027. Un texte devait intervenir pour apporter quelques modifications sur ce pr\u00eat. C\u2019est maintenant chose faite !<\/p>\n<p>Si le dispositif ne change pas fondamentalement, quelques ajustements sont \u00e0 noter.<\/p>\n<p>D\u2019une part, la liste des organismes pouvant consentir ce type de pr\u00eats a \u00e9t\u00e9 \u00e9largie. Vous pourrez donc toujours faire une demande aupr\u00e8s des \u00e9tablissements de cr\u00e9dit, des soci\u00e9t\u00e9s de financement, mais vous pourrez aussi vous rapprocher des soci\u00e9t\u00e9s de tiers-financement.<\/p>\n<p>Le m\u00e9canisme du tiers-financement consiste \u00e0 faire financer les travaux par un tiers, qui g\u00e8re l\u2019op\u00e9ration, de la conception des travaux jusqu\u2019\u00e0 leur r\u00e9alisation, financement inclus.<\/p>\n<p>D\u2019autre part, les plafonds du pr\u00eat ont \u00e9t\u00e9 revaloris\u00e9s \u00e0 50 000 \u20ac pour :<\/p>\n<ul>\n<li>les travaux permettant d&#8217;am\u00e9liorer la performance \u00e9nerg\u00e9tique du logement et ayant ouvert droit \u00e0 une aide accord\u00e9e par l&#8217;Agence nationale de l&#8217;habitat (Anah) au titre de la lutte contre la pr\u00e9carit\u00e9 \u00e9nerg\u00e9tique (l\u2019ancien plafond \u00e9tait de 20 000 \u20ac) ;<\/li>\n<li>les travaux d&#8217;am\u00e9lioration de la performance \u00e9nerg\u00e9tique du logement ayant ouvert droit \u00e0 MaPrimeR\u00e9nov\u2019 (l\u2019ancien plafond \u00e9tait de 30 000 \u20ac).<\/li>\n<\/ul>\n<h2>PTZ : un recentrage pour 2024\u2026<\/h2>\n<p>Pour rappel, le pr\u00eat \u00e0 taux z\u00e9ro (PTZ) permet de soutenir financi\u00e8rement les personnes qui ach\u00e8tent leur premi\u00e8re r\u00e9sidence principale (primo-acc\u00e9dants), d\u00e8s lors que toutes les conditions requises sont r\u00e9unies.<\/p>\n<p>Ce dispositif a \u00e9t\u00e9 prorog\u00e9 par la loi de finances pour 2024 jusqu\u2019au 31 d\u00e9cembre 2027. De la m\u00eame mani\u00e8re que pour l\u2019\u00e9co-PTZ, quelques ajustements ont \u00e9t\u00e9 faits, notamment en mati\u00e8re de plafonds de ressources (revalorisation des plafonds existants et cr\u00e9ation de nouvelles tranches).<\/p>\n<p>Notez que ce dispositif a \u00e9galement \u00e9t\u00e9 recentr\u00e9 sur l\u2019acquisition :<\/p>\n<ul>\n<li>de logements neufs collectifs en zone tendue ;<\/li>\n<li>de logements anciens avec travaux de r\u00e9novation \u00e9nerg\u00e9tique en zone d\u00e9tendue.<\/li>\n<\/ul>\n<p>Enfin, les aides pour les locataires de logements sociaux ont \u00e9t\u00e9 revues \u00e0 la hausse.<\/p>\n<p><img decoding=\"async\" src=\"https:\/\/www.weblex.fr\/sites\/default\/files\/actualites\/images\/acquisitionmaison.jpg\"><\/p>\n","protected":false},"excerpt":{"rendered":"<p>Pour rappel, l\u2019\u00e9co-pr\u00eat \u00e0 taux 0, ou \u00e9co-PTZ, est une avance remboursable sans int\u00e9r\u00eat qui permet de financer les travaux de r\u00e9novation \u00e9nerg\u00e9tique des logements.
