Alors qu\u2019il devait prendre fin en 2021, ce dispositif est reconduit jusqu\u2019en 2024, mais dans une version un peu moins avantageuse\u2026<\/p>\n<div>\n<h2> R\u00e9duction d\u2019imp\u00f4t Pinel : baisse progressive du taux sur 3 ans<\/h2>\n<p>Si vous achetez un logement neuf ou faites construire un logement, directement ou par l\u2019interm\u00e9diaire d\u2019une SCI (non soumise \u00e0 l\u2019imp\u00f4t sur les soci\u00e9t\u00e9s), jusqu&#8217;au 31 d\u00e9cembre 2021, vous pouvez opter pour la r\u00e9duction d\u2019imp\u00f4t \u00ab Pinel \u00bb, dont le montant va varier selon les modalit\u00e9s choisies.<\/p>\n<p>Cet avantage fiscal repose sur un engagement de louer le logement achet\u00e9 ou construit \u00e0 un locataire qui en fera sa r\u00e9sidence principale. Cet engagement peut \u00eatre d\u2019une dur\u00e9e de 6 ans ou de 9 ans, ce qui aura pour cons\u00e9quence que la r\u00e9duction d\u2019imp\u00f4t sera de :<\/p>\n<ul>\n<li>12 % (23 % pour un investissement immobilier en Outre-mer) si votre engagement de location est de 6 ans ;<\/li>\n<li>18 % (29 % pour un investissement immobilier en Outre-mer) si votre engagement de location est de 9 ans.<\/li>\n<\/ul>\n<p>Il est possible de proroger l\u2019engagement de location pour une dur\u00e9e de 3 ans renouvelable une fois (si l\u2019engagement initial est de 6 ans) ou de 3 ans non renouvelable (si l\u2019engagement initial est de 9 ans), ce qui porte la dur\u00e9e maximale possible de l\u2019engagement \u00e0 12 ans. Cette prorogation aura pour effet de proroger l\u2019application de la r\u00e9duction qui sera ainsi \u00e9gale \u00e0 :<\/p>\n<ul>\n<li>6 % pour la premi\u00e8re p\u00e9riode triennale et 3 % pour la seconde p\u00e9riode triennale (en cas d\u2019engagement initial de 6 ans) ;<\/li>\n<li>3 % pour la p\u00e9riode triennale (en cas d\u2019engagement initial de 9 ans).<\/li>\n<\/ul>\n<p>La r\u00e9duction d\u2019imp\u00f4t sera r\u00e9partie sur 6, 9 ou 12 ans. Elle se calcule en appliquant au montant de l\u2019investissement, retenu dans la limite de 300 000 \u20ac, le taux correspondant. Le taux maximal est de 21 % (32 % pour un investissement immobilier en Outre-mer) si l\u2019engagement de location est de 12 ans, ce qui fait une r\u00e9duction d\u2019imp\u00f4t totale maximale de 63 000 \u20ac.<\/p>\n<p>La Loi de Finances pour 2021 proroge cette r\u00e9duction d\u2019imp\u00f4t pour une dur\u00e9e de 3 ans, soit jusqu\u2019au 31 d\u00e9cembre 2024, mais cette prolongation r\u00e9alis\u00e9s dans le cadre du dispositif Denormandie (ou \u00ab Pinel ancien \u00bb) ;<\/li>\n<li>les investissements r\u00e9alis\u00e9s dans des logements situ\u00e9s dans un quartier prioritaire de la politique de la ville ou qui respectent un niveau de qualit\u00e9, en particulier en mati\u00e8re de performance \u00e9nerg\u00e9tique et environnementale, sup\u00e9rieure \u00e0 la r\u00e9glementation, dont les crit\u00e8res sont d\u00e9finis par D\u00e9cret.<\/li>\n<\/ul>\n<p>Pour les investissements r\u00e9alis\u00e9s \u00e0 compter du 1er janvier 2021, la Loi de Finances pour 2020 a pr\u00e9vu que l\u2019avantage fiscal sera r\u00e9serv\u00e9 aux investissements portant sur des b\u00e2timents d\u2019habitation collectifs.
