Des honoraires soumis \u00e0 un plafond qui n\u2019avait pas \u00e9volu\u00e9 depuis 2014\u2026 Changement \u00e0 venir\u2026<\/p>\n<h2>Honoraires de remise en location : combien vont payer les locataires ?<\/h2>\n<p>Les professionnels \u00e0 qui la gestion locative d\u2019un bien est confi\u00e9e peuvent, lors de la signature d\u2019un nouveau bail, facturer au nouveau preneur des honoraires de mises en location.<\/p>\n<p>Ces honoraires permettent de valoriser le travail effectu\u00e9 pour l\u2019organisation des visites, la constitution du dossier et la r\u00e9daction du bail.<\/p>\n<ul>\n<li>En 2014, des plafonds avaient \u00e9t\u00e9 mis en place pour la fixation de ces honoraires. Ils se r\u00e9partissaient comme suit : 12 \u20ac par m\u00b2 de surface habitable en zone tr\u00e8s tendue ;<\/li>\n<li>10 \u20ac par m\u00b2 de surface habitable en zone tendue ;<\/li>\n<li>8 \u20ac par m\u00b2 de surface habitable partout ailleurs.<\/li>\n<\/ul>\n<p>Pour la r\u00e9alisation de l\u2019\u00e9tat des lieux, un plafond \u00e9tait \u00e9galement fix\u00e9 \u00e0 3 \u20ac par m\u00b2 de surface habitable.<\/p>\n<p>Depuis 2014, ces montants n\u2019ont jamais \u00e9t\u00e9 revus, malgr\u00e9 les nombreuses demandes des professionnels du secteur.<\/p>\n<p>Ces demandes sont finalement entendues puisqu\u2019\u00e0 compter du 1er janvier 2026, ces plafonds seront r\u00e9vis\u00e9s.<\/p>\n<p>Cette r\u00e9vision est calcul\u00e9e en appliquant \u00e0 ces plafonds un coefficient \u00e9gal \u00e0 la progression de l\u2019indice de r\u00e9f\u00e9rence des loyers (IRL) entre le 3e trimestre 2024 et le 3e trimestre 2025.<\/p>\n<p>L\u2019augmentation de l\u2019IRL sur la p\u00e9riode concern\u00e9e \u00e9tant de 0,87%, les nouveaux plafonds sont de :<\/p>\n<ul>\n<li>12,10 \u20ac par m\u00b2 de surface habitable en zone tr\u00e8s tendue ;<\/li>\n<li>10,09 \u20ac par m\u00b2 de surface habitable en zone tendue ;<\/li>\n<li>8,07 \u20ac par m\u00b2 de surface habitable partout ailleurs ;<\/li>\n<li>3,03 \u20ac par m\u00b2 de surface habitable pour la r\u00e9alisation d\u2019\u00e9tat des lieux.<\/li>\n<\/ul>\n<div>Sources :  <\/p>\n<ul>\n<li><a href=\"https:\/\/www.legifrance.gouv.fr\/jorf\/id\/JORFTEXT000051949607\" target=\"_blank\">&nbsp;Arr\u00eat\u00e9 du 17 juillet 2025 portant r\u00e9vision des plafonds des honoraires li\u00e9s \u00e0 la mise en location d&#8217;un logement imputables aux locataires<\/a><\/li>\n<li><a href=\"https:\/\/www.legifrance.gouv.fr\/jorf\/id\/JORFTEXT000052611411\" target=\"_blank\">Arr\u00eat\u00e9 du 13 novembre 2025 modifiant l&#8217;arr\u00eat\u00e9 du 17 juillet 2025 portant r\u00e9vision des plafonds des honoraires li\u00e9s \u00e0 la mise en location d&#8217;un logement imputables aux locataires<\/a><\/li>\n<\/ul>\n<\/div>\n<p><a href=\"https:\/\/www.weblex.fr\/weblex-actualite\/gestion-locative-revalorisation-de-certains-honoraires\" target=\"_blank\">Gestion locative : revalorisation de certains honoraires<\/a> &#8211; \u00a9 Copyright WebLex<\/p>\n<p><img decoding=\"async\" src=\"https:\/\/www.weblex.fr\/sites\/default\/files\/actualites\/images\/Shutterstock_revalorisationhonorairesagence.jpg\"><\/p>\n","protected":false},"excerpt":{"rendered":"<p>Lors de la signature d\u2019un nouveau bail, l\u2019organisme charg\u00e9 de la gestion locative peut mettre \u00e0 la charge du nouveau locataire des honoraires de mise en location.
